Investment Overview
Multiple structural tailwinds in place. We believe CLAR’s myriad of structural tailwinds from e-commerce, data centres, and office decentralisation, would drive earnings and capital values higher in the longer term. Its proactive rejuvenation of its portfolio, which adds value to older properties and taps into unutilised plot ratios, will create a further upside to earnings. Falling interest rates are also another tailwind for CLAR as it not only improves earnings, but will also potentially provide the REIT with more accretive acquisition opportunities as seen from the more than SGD1.6bn in acquisitions announced and completed so far this year.
Unlocking value from rejuvenation of Science Park assets. While CLAR can tap its sponsor for an attractive pipeline of new economy properties, there is significant value from the potential redevelopment of its Science Park assets. In addition to the recently completed redevelopment of 1 Science Park Drive (Geneo), there remains ample redevelopment opportunities within Science Parks 1 and 2 that CLAR can tap on, together with its Sponsor.
Stepping up portfolio recalibration. In addition to stepping up their accretive acquisitions over the years (ie. SGD1.6bn in FY26 so far), CLAR has also been more active in carrying out AEIs and redevelopment/development projects to drive accretion in earnings and NAV. CLAR has also been proactively divesting older and lower quality assets as a premium to book valuations, with proceeds quickly redeployed into better yielding opportunities.
Maintain BUY with unchanged TP of SGD3.20. Our DCF-based valuations has accounted for recent acquisitions and divestments. Based on a risk-free rate of 3.5% and a beta 0.80, we derive a WACC of c.6.4% for CLAR. Our current TP suggests a forward target yield of c.5.0% over the medium-term.
Risks
FX volatility remains a key risk for CLAR given their geographically diversified asset base. Although the REIT has been successfully hedging its FX exposure, sharp movements in FX could lead to some flux in earnings.
