Hong Kong residential sales remain resilient. In 2025, Kerry Properties generated over HKD9bn in property sales proceeds in Hong Kong. These included HKD4bn from Mont Verra, where the developer has sold 48 units since its initial launch for HKD14.5bn or HKD58,400psf on average, representing 75% of the total 64 units. Mont Verra is expected to remain a key contributor to near-term development earnings. HAVA and Flora in Yuen Long, which are now over 90% sold, generating about HKD2.8bn in sales proceeds. The remaining proceeds came mainly from La Montagne in Wong Chuk Hang, where over 350 units at Ph 4A have been sold so far at an average selling price of about HKD26,000psf.
Shanghai Jinling Residences takes centre stage in China. In China, Shanghai Jinling Residences was the highlight of Kerry Properties’ development sales. The project generated cumulative contracted sales of around Rmb22bn from the launch of three batches of high-rise units. Upon completion in 2027 and 2028, the project is expected to become a major contributor to the company’s medium-term development earnings.
Hong Kong investment property portfolio: mixed trends. In Hong Kong, negative reversionary rental growth continued to impact certain office and retail properties, including Enterprise Square V/MegaBox in Kowloon Bay and Kerry Centre in North Point. However, the Mid-levels residential leasing portfolio recorded higher rental upon renewals with steady occupancy. Renovation works at Branksome Crest are ongoing and scheduled for completion by end-2026, which should help enhance rental performance.
China portfolio expansion to support recurring income. In China, the company’s retail portfolio recorded modest rental declines upon renewal, while office reversionary growth remained more negative than that of retail counterpart amid weaker leasing demand. Nevertheless, the residential leasing portfolio performed relatively better, supported by steady occupancy. Portfolio expansion continues to support long-term income growth. Shenzhen Qianhai Kerry Centre and Tianjin Kerry Centre Ph 2 commenced operations in mid-2025 and are currently ramping up occupancy. Hangzhou Kerry Plaza Ph 2 was recently completed. These additions should gradually augment Kerry Properties’ rental income stream in the coming years.
Strategic land acquisition in Shau Kei Wan. In Feb-25, Kerry Properties successfully outbid seven competitors to acquire a residential site in Shau Kei Wan via government tender for HKD1.384bn. The site is located on Shau Kei Wan Main Street East, just 1–2 minutes’ walk from Shau Kei Wan MTR Station, providing excellent transportation connectivity. The company plans to build a residential tower with c.300 units, totaling 130,695sf of GFA. This translates into accommodation value of HKD10,589psf. Including construction and financing costs, the estimated all-in development cost is around HKD20,000psf on saleable area basis. This represents the first residential site on Hong Kong Island sold through public tender since the Kennedy Town site was awarded in Jul-23. Limited new residential supply on Hong Kong Island should provide medium-term support for home prices. With Rmb22bn proceeds from the Shanghai Jinling Residences sales, Kerry Properties should see no difficulty in funding the land acquisition. While immediate NAV accretion may be limited, the acquisition lays down the foundation for a recovery in development earnings in the coming years.
BUY with HKD28.1 TP. Over the past three months, Kerry Properties’ share price has risen by 15%. Meanwhile, the stock trades at a 68% discount to our assessed current NAV. The upcoming launch of La Mirabelle (Lohas Park Package 13) in Tseung Kwan O is expected to attract strong market attention, serving as a near-term catalyst for the stock. Meanwhile, Kerry Properties continues to expand its investment property portfolio in China, which should broaden its recurring earnings base, and support higher long-term valuation. We maintain a BUY recommendation with TP of HKD28.1, based on a target discount of 65% to our Dec-26 NAV estimate.
