2026 guidance. Following a record-high performance in 2025, Central Pattana (CPN) remains constructive on its 2026 outlook. Management continues to position its retail platform as the key earnings driver, while placing strong emphasis on operational efficiency and disciplined cost management to navigate an increasingly uncertain macro environment. The company guides for high-single-digit growth in rental and service income, supported by ongoing asset expansion and organic growth. Importantly, year-to-date performance has tracked in line with expectations. While the recent rise in oil prices has yet to materially impact operations, management is closely monitoring potential spillover effects on utilities costs and tenant sentiment, and retains flexibility to adjust its operating strategy if required.
Supporting this outlook, CPN expects growth to be driven by ~8% expansion in net leasable area (NLA), the completion of asset enhancement initiatives (AEIs) at Chiangmai Airport and Bangna projects, and mid-single-digit same-store rental revenue growth, reflecting resilient underlying demand across its retail portfolio.

Five-year plan. Over the medium term, CPN targets high-single-digit revenue CAGR between 2026 and 2030, underpinned by expansion across all business segments. Retail will remain the dominant contributor, accounting for 80–85% of total revenue, reinforcing the company’s positioning as a retail-led developer.
Growth will be supported by continued retail expansion, with NLA expected to increase by approximately 100,000 sqm per annum (c. 4.5% CAGR), driven by the opening of two to three new malls annually. At the same time, management plans to accelerate expansion in office, hotel, and residential segments, aiming to diversify income streams and enhance earnings resilience over the cycle. This will be complemented by disciplined capital deployment, balancing growth investments with returns optimisation.
Overall, the strategy underscores CPN’s evolution towards a more diversified mixed-use platform, while maintaining retail as its core engine of growth.

New projects to be launched
Source: Company, DBSVTH
Rising oil prices pose a moderate but manageable risk to CPN, with the primary impact coming indirectly through consumer demand rather than direct cost pressures. Higher fuel costs feed into inflation, eroding discretionary spending and potentially reducing mall traffic, particularly for CPN’s destination-based assets in upcountry locations. This could soften tenant sales and weigh on the revenue-sharing component of income. However, the effective exposure is limited, as only ~40% of revenue is variable and just about half of that exceeds minimum guarantees. At the same time, rising operating costs (logistics, utilities, wages) may compress tenant margins, leading to more cautious expansion, slower rental reversions, and weaker spending conversion despite relatively stable footfall.
On the cost side, the impact is largely mitigated by pass-through mechanisms, with utilities—accounting for ~30% of rental operating costs—mostly borne by tenants via common area charges. While CPN retains some margin on these services, a sharp rise in utility costs could still create modest margin pressure, depending on its ability to manage energy consumption. Overall, earnings remain supported by structural buffers, including a high proportion of fixed rental income (~60%), minimum guarantees, and a diversified tenant base. As such, downside risk is likely to be contained, barring a prolonged period of elevated oil prices.

Earnings to continue to hit new high. We expect Central Pattana (CPN) to deliver record earnings again in 2026, driven by contributions from malls opened in late 2025 and new projects coming onstream. The ramp-up of these assets should underpin steady growth in fixed rental income as occupancy improves, providing a natural buffer against potential softness in same-store performance. In addition, CPN plans to inject 1–2 assets into CPNREIT in 2H26, which could unlock asset value and potentially generate divestment gains—upside not yet reflected in our forecasts.
In addition, there is meaningful upside risk from residential project transfers at Central Park, specifically Dusit Park Side and Dusit Residences—joint ventures with Dusit Thani (DUSIT), in which CPN holds a 30% stake. These luxury projects, valued at approximately THB17bn, are fully sold, with around 65% of units now expected to be transferred this year. This is significantly higher than our current assumption of 30%, implying a stronger-than-expected recognition of associate income.

Recommendation
Maintain BUY with a DCF-based TP of THB74.2. Overall, we see earnings continuing to trend to new highs alongside improving balance sheet strength, supported by recurring income growth and capital recycling. We maintain BUY with a DCF-based TP of THB74.2, underpinned by CPN’s (i) strong cash flow generation from a high-quality retail portfolio, (ii) proven management execution, (iii) visible expansion pipeline, (iv) strengthening balance sheet, and (v) attractive valuation. The stock offers ~16% upside to our target price of THB74.20 based on DCF.
